The following base fees indicated below are based upon
the work necessary to provide a standard appraisal report.
Conditions that go beyond the standard appraisal report
format may be subject to additional fees.
COMPARABLE SEARCH: A "comp search"
is typically a search of the comparable sales in the
subjects neighborhood. Typically an appraiser is asked
to provide their opinion of a value range. This would
indicate an appraiser performing an appraisal with a
predetermined value in mind. This is a direct violation
of USPAP, which is the law an appraiser must abide by.
As a result we can not and will not provide comparable
searches. In the state of Michigan, the SEV value of
a home is approximately one half of the state's opinion

Any appraisal order submitted must be canceled with in 24 hrs of
order and before inspection is scheduled to be eligible for a full
refund. Any appraisal order cancelled after inspection will be subject
to a minimum fee of $100.00. No exceptions to this policy.
